Eye of Tchort is a debuff you get from being in certain areas too long. It is very undesirable as it reduces all your fighting skills by 40% and makes many more monsters spawn. You can delay the onset of Eye of Tchort by doing Find Leo's knife quest. To avoid getting it, either leave the area of effect or clear the build up by entering one of the underground or inside shelters scattered throughout those areas. Wearing Tchortist armor should also cause the monsters to pay less attention to you.
